A practical order of operations for planning a renovation before calling contractors.
Most renovation regret doesn't come from the contractor — it comes from decisions made (or not made) before the contractor was even hired.
Start with what's actually driving the renovation: more space, a layout that doesn't work, or finishes that have worn out. That answer changes whether you need a builder, an architect, or just a good painter, and it's easy to over-scope a project once quotes start coming in.
Get a realistic budget range before you fall in love with a finish. Fittings, tiles, and cabinetry are the easiest costs to research online — structural work, electrical, and plumbing are the ones that surprise people, because they're invisible once the job is done.
If the renovation touches structure — removing walls, adding a room, changing rooflines — get a contractor to walk the site before you finalise a design. Some layout ideas are straightforward; others require engineering sign-off that changes both the cost and the timeline.
Finally, build in a contingency, both in budget and schedule. Opening up an older home's walls or roof often reveals something — old wiring, damp, or a structural issue — that wasn't visible beforehand.
